CIB Appraisal is a newly established commercial appraisal unit that is dedicated to serving the CIB and CIO.  The purpose of this unit is to ensure a cohesive legal and valuation team is in place for CIB and CIO real estate activities.  In terms of QA activities, outside appraisal firms (including 2 AMC’s) are engaged to perform valuation work. The management of these outside firms and contracts is a vital part of CIB Appraisal’s mission.     
 
Internal Description:
A Quality Assurance (QA) Review Appraiser (RA) is responsible for completing internal Quality Assurance Reviews (QARs) of review/evaluation work prepared by staff members of CIB Appraisal (CIBA)which serves the CIB and CIO Lines of Business(LOB) operating within JPMorgan Chase's Commercial Banking firm. This involves all types of commercial real estate (CRE) in domestic and international locations in which JPMC conducts business.
 
 
The primaryfocus of internalQA file reviews is to confirm that material compliance with JPMC policies,procedures, and guidelines, as well as government regulations (e.g., FIRREA, IA&EG, Dodd-Frank, USPAP/RedBook, etc.) have been observed; and to assessthe quality, reasonableness, and completeness of CIBA-staff memberwork-product development and reporting. Transaction size is typically large-balance corporate/institutional investment-grade CRE asset portfolios and large-scale development projects/individual properties. The ideal candidate must be able to effectively communicate with highly-skilled review appraisers, managers, and senior managers; therefore, a comprehensive knowledge of appraisal theory and generally accepted appraisal theory and generally accepted practices, appraisal-related regulatory requirements, and appraisal management are essential to being successful in this role.
  • Currently working as a CRE appraiser/review appraiser with a minimum of 10 years of full-time experience in the appraisal profession
  • College Degree (Bachelors or higher) from an accredited institution
  • Current/valid Certified General Real Estate Appraiser state certification
  • 5 years’ experience as a CRE review appraiser for a financial institution with diverse property-type and regional ,national, and/or international market experience
  • MAI/AI-GRS and/or FRICS/MRICS designation(s) or equivalent; or completion of the Appraisal Institute's general and advanced course curriculum and professional experience requirement for the MAI designation or equivalent
  • Proficiency with Microsoft Office suite products, especially MS-Word and MS-Excel
  • Advanced working knowledge of RIMS and ARGUS Valuation (DCF-15)or ARGUS Enterprise (DCF-16)
  • Excellent interpersonal communication (oral/written) skills
